About the Role

Artha Realty is expanding into a new business vertical – Short Term Rentals / Executive Accommodation. We are seeking an experienced, entrepreneurial, and result-driven Business Head / Head of Operations / Operations Manager to lead this division from setup to scale. The selected candidate will be responsible for the complete P&L, business strategy, operational execution, team building, compliance, and revenue growth of the Short Term Rentals business.

This is a senior leadership role for someone who can independently build and manage the business end-to-end.

Key Responsibilities

Business Setup & Strategy

  • Develop and execute the business plan for Artha Realty’s Short Term Rentals division.
  • Identify market opportunities, target customer segments, and pricing strategies.
  • Build a scalable operational framework for growth.
  • Establish SOPs, policies, and service standards.

Operations Management

  • Oversee daily operations of all managed units/properties.
  • Manage onboarding of property owners and acquisition of inventory.
  • Ensure smooth guest check-ins/check-outs, housekeeping, maintenance, and customer support.
  • Monitor occupancy, ADR (Average Daily Rate), RevPAR (revenue per available room), guest satisfaction, and profitability.

Sales & Revenue Growth

  • Drive bookings through multiple channels such as Airbnb, Booking.com, Expedia, direct bookings, and corporate tie-ups.
  • Optimize pricing through dynamic revenue management tools.
  • Build relationships with landlords, investors, and corporate clients.
  • Increase portfolio size and revenue streams.

Compliance & Legal

  • Ensure all operations comply with Dubai Tourism / DTCM / DET regulations and licensing requirements.
  • Manage contracts, owner agreements, tenancy compliance, and guest policies.
  • Coordinate with internal legal / finance teams where required.

Team Leadership

  • Recruit, train, and manage operations staff, reservations team, housekeeping vendors, and maintenance partners.
  • Build a high-performance culture with accountability and customer excellence.

Financial Management

  • Own budgeting, forecasting, cost control, and profitability of the vertical.
  • Prepare MIS reports and present business performance to management.

Required Qualifications & Experience

  • Bachelor’s degree in Business Administration, Hospitality, Real Estate, or related field.
  • Minimum 5+ years of experience in Short Term Rentals / Holiday Homes / Hospitality Operations.
  • Proven experience in launching or managing Airbnb / Holiday Homes businesses in Dubai/UAE.
  • Strong understanding of DTCM / DET regulations and licensing.
  • Demonstrated success in scaling operations and revenue growth.
  • Strong leadership, commercial acumen, and operational expertise.
  • Experience with PMS (Property Management System), channel managers, CRM, and revenue management tools preferred.
  • Own car and license is a must

Role Summary

Sales Manager - Lead off-plan project sales across major developers in Dubai. The role focuses on driving revenue from new launches and ongoing developments, managing relationships with top developers, and leading a high-performing team of off-plan property consultants.

Own project allocations, sales strategies, launch readiness, and end-to-end pipeline conversion, ensuring Artha Realty delivers consistent results across all major developer portfolios.

Key Responsibilities

Developer & Project Management

Build and maintain strong relationships with major Dubai developers. Secure project allocations, negotiate commission structures, and maintain up-to-date knowledge on project inventory, payment plans, pricing updates and availability.   • Conduct frequent market research to identify high-demand projects, new launches, and competitive gaps.
  • Manage full sales cycle: prospecting, presentations, unit selection, reservations, booking forms, documentation, and payment plan verification.
  • Support agents on strategic negotiations and close high-value deals personally when required.

Team Leadership & Performance

  • Recruit, train and mentor a team of off-plan property consultants.
  • Build a strong team culture focused on agility, project mastery, and conversion excellence.
  • Set targets and KPIs; conduct regular performance evaluations and pipeline reviews.
  • Create a structured training program for all new launches, including product knowledge, sales scripts, objection handling and investment analysis.

Marketing & Lead Generation

  • Work closely with the marketing team to run project-focused campaigns, digital funnels, landing pages, and event-based lead generation.

Compliance & Documentation

  • Ensure all sales activities adhere to RERA, DLD and developer-specific guidelines.
  • Maintain accurate CRM records, sales stages, and documentation for each deal.
  • Oversee reservation forms, token payments, KYC requirements and SPA coordination.

Customer Experience

  • Guarantee a smooth, transparent client journey from initial inquiry to handover.
  • Provide investment advisory, payment plan clarity and long-term ROI insights to buyers.
  • Manage escalations, documentation delays and special approvals professionally.

Required Qualifications & Experience

  • Bachelor’s degree in Business, Real Estate, Marketing or related field.
  • 5+ years of Dubai real estate sales experience with a minimum of 2 years leading off-plan teams.
  • Proven track record selling developer projects and closing high-volume off-plan launches.
  • Strong relationships with Dubai developers and experience in allocation negotiation.
