Every few years, someone predicts that Dubai's property market has peaked.
And the same question starts doing the rounds:
"Is now still the right time to buy?"
The truth is, that's the wrong question.
A better one is:
"What is the market telling us?"
Because if you look beyond the headlines, you'll see something interesting.
Dubai isn't slowing down. It's growing up.
Over the past few months, regional geopolitical tensions naturally made some buyers take a step back. Decision-making became more measured, particularly in the off-plan market. But measured doesn't mean weak.
According to the Dubai Land Department, Q1 2026 recorded 60,303 real estate transactions worth AED 252 billion—a 31% increase in transaction value and a 6% increase in transaction volume compared to Q1 2025.
The market also welcomed 29,312 new investors, while 57,744 investment transactions worth AED 173 billion were completed during the quarter. Those aren't the numbers of a market losing confidence. They're the numbers of a market that's maturing.

One of the biggest changes wasn't in the number of buyers.
It was in how they bought.
For a while, the off-plan market became more measured.
Buyers spent more time comparing developers. They looked beyond attractive payment plans. They asked tougher questions about delivery timelines, quality, and long-term value. At the same time, many buyers shifted their focus to the ready (secondary) market.
Because ready properties offered immediate handover, established communities, and rental income from day one.
The demand didn't disappear. It simply shifted.
That's what healthy markets do.
Whether you're buying your first home or your fifth investment, today's market offers opportunities—provided you know where to look.
If you're buying a home
If you're investing
This is what we call the Dubai-It mindset. It's not about reacting to every headline. It's about understanding the bigger picture.
Markets move in cycles. Great cities keep evolving.
Dubai continues to invest in infrastructure, attract global talent, expand its business ecosystem, and create communities where people want to live—not just invest.
That's why buyers continue to choose Dubai. Not because every month is a record-breaking month. But because they believe in where the city is heading.
Every market experiences moments when sentiment changes. The strongest markets adapt. And so do the smartest investors.
Whether the momentum is in off-plan or ready properties, opportunities will always exist for buyers who understand the market rather than simply follow it. At Artha Realty, we believe successful property decisions aren't made by chasing headlines. They're made by understanding the story behind them.
